You get a copy of the report on inspection day
Add a file
Give the property address and your contact in the form, and the scan goes on our calendar.
Routing: who gets the file and when
The file arrives on inspection day. It goes to the list your client sets. That list can include you and the other agent, so the file is not stuck in one inbox.
Scheduling is quick. A hillside chimney may need a longer slot, so tell us what you know about access.
What is in the file
A Level 2 runs a camera down the whole flue, and we also go through any attic, crawlspace and roof we can access. The report ties each finding to a photo and a note, and says which items need repair before safe use.
NFPA 211 calls for that level when a property is sold or transferred, so a buyer's agent can order it with the standard behind the request.
If the report lists repairs
Nobody grades a chimney pass or fail. A flagged item means a condition under NFPA 211 or local code. The buyer might ask for the fix, a credit or a re-inspection afterward, and you and the other agent work that out. We do not advise on contracts. Our job is the report and the quote.
On cost, our repair page gives ranges for the cap, the leak repair, the cricket and the insert. Crown, liner, damper, mortar, masonry, smoke chamber and firebox work is quoted after the scan, and hillside access gets a longer slot.

Can you work a listing before photos?
Yes. Send the address and your access plan, and we schedule it.
Do you help write the repair request?
No. We provide the report and the quote. The request is yours and the parties'.
