The disclosures are in your hands. Book the flue scan now
Put it on the schedule
Add the address in the form, along with anyone else who should read the findings.
What is due: the deeper look
A disclosure form in Sherman Oaks records what the seller knows, and the inside of the flue is not on it. A Level 1 stays with the reachable parts. A Level 2 adds a camera run along the flue plus the accessible attic, crawlspace and roof sections.
NFPA 211, the standard for chimneys, lists a sale or transfer among the times a Level 2 is called for. It names fire in the chimney, an earthquake and a fuel change too.
When it is due: before you rely on the fireplace
A buyer does not want to learn about a cracked liner after the first cold night in the new house. Book the scan while the purchase is still open, and the facts arrive when they can still shape the talks.
We do not set the dates in your contract. Your agent has those. We give you the report and photos the day of the inspection and let you plan around them.
Why it is due: what the report can change
The report gives short written findings and photos. Where something misses what NFPA 211 or the local code expects, the report says it needs repair before safe use.
The report is not a government pass or fail. With it, a buyer could ask the seller for repairs, a credit or a re-inspection, a matter for the buyer, seller and their agents. Contract and legal advice are not ours to give.
- Cap, leak repair, cricket, gas insert: see our repair page for ranges.
- Everything else: quoted after the scan.
What the scan costs
The Level 2 and the Level 1 figures sit side by side.
- Level 2 with video scan
- $395
- Basic Level 1 visit
- $55
Repairs are quoted in writing and billed apart from the inspection.
Buyer questions
Can the seller see the report?
Only if you decide to send it to them. You choose who gets a copy: you, the seller, either agent, or all of them.
Is the fireplace unsafe if there are items listed?
Items the report lists for repair before safe use should wait for the fix.
Does a hillside chimney cost more to scan?
The prices in the table are the ones we use. Access gear and slot length are discussed when you book.
Put the scan on your buyer's calendar
Send the address and who reads the file. The inspection goes on the calendar.
