What the standard is
NFPA 211 is the national standard for chimneys, fireplaces and vents. It names four events that call for a Level 2: a change of owner, a chimney fire, an earthquake and a switch of fuel.
What it is not
It is not a government test and there is no official pass or fail. If someone says a chimney failed, they mean the report lists conditions below the NFPA 211 mark or the local building code, which need repair before the fireplace is used safely.
When a house is changing hands, the buyer may request work, a price credit or another look. Whether that happens is for the buyer, the seller and the agents to decide. We stay out of the contract.
What gets repaired, and the price
The usual fixes run from the top of the stack down: cap, crown, chase cover, cricket and flashing, mortar and masonry, liner, smoke chamber, damper, firebox. Add a leak repair when water is involved, or a gas insert when an owner changes fuel.
Priced up front: gas insert $2,800 to $5,650; leak repair $565 to $3,400; cap $170 to $680; cricket $450 to $1,020; cricket with a full flashing replacement $680 to $1,700.
The others wait until after the inspection, because the scan decides the scope. Masonry and crown work is set for dry weather, so the quote comes with a note on timing. Ask us to list what can wait for dry weather and what should not.

Questions after a flagged report
Is there an official form I fail?
No. The report lists conditions. It is not a government document.
Why wait for a crown price?
The size of a crown repair depends on what the scan shows. We quote after we see it.
Can the buyer demand the repair?
That is for the people on the deal to sort out. We have no say in it, and we give no legal advice.
