The math

There are two figures worth knowing, the Level 1 price and the Level 2 price. Whichever one you choose applies to each fireplace. Your count of fireplaces times that price is the whole calculation. You can run it for either figure to compare.

A sweep follows the same rule: one price per fireplace.

The one visit

We inspect all the fireplaces on the property during a single visit. For a building with hillside stairs or hard roof access, tell us, because those get a full slot with the right gear.

A Level 1 is a look at what can be reached. A Level 2 adds a camera scan of the entire flue and the accessible attic, crawlspace and roof. Pick the level that fits what your board needs to know, then apply it to every unit.

The entry for each unit

The report lists each fireplace by name, with photos. A board member can find a unit, read what was found, and see if anything needs repair before safe use.

For the planning calendar, NFPA 211 marks the moments to plan around: ownership changing, a flue fire, a quake, a fuel switch. Any of the four puts a Level 2 on the schedule. Repairs are quoted in writing. Cap, leak repair, cricket and gas insert have ranges on our site; the rest are quoted after the inspection. Send us these when you book.

Manager questions

What if our fireplace count changes?

Tell us the new count when you write. The price is per fireplace, so it moves with the number.

Can the HOA board get the report?

Yes. Name them as recipients when you book.

Does a hillside property change the visit?

It can. Hillside chimneys get a full slot for access gear, so tell us at booking.

Send the count, and we plan the visit

Send the address, the fireplace count and how to get in. A single visit covers every one of them, and the report names each.
